
A house can look finished long before it performs as it should. In this new build defect case study, a homeowner booked an independent inspection shortly before the end of their developer warranty, concerned that small issues were being dismissed as settling-in problems. The survey found that several were not cosmetic at all. Together, they pointed to workmanship, moisture-management and thermal-performance concerns that required a documented remedial response.
This is an anonymised but representative example of the issues found during post-completion and 2-year warranty inspections. Every property is different, and a defect does not automatically mean a home is unsafe or structurally unsound. What matters is establishing what has been built, whether it meets the expected standard, and what evidence is needed to secure action.
The property and the homeowner’s concern
The property was a three-bedroom detached new-build home in the Midlands, occupied for almost two years. The owners had reported cracking, draughts and a recurring stain around an upstairs window to the developer’s customer-care team. Some items had been attended to, but the responses were fragmented. A decorator filled a crack, a sealant joint was renewed, and the homeowner was told that the condensation was likely caused by everyday living.
That explanation did not account for the pattern of symptoms. The cracking had returned. The room felt noticeably colder than others, and the stain reappeared after periods of wind-driven rain. With the two-year builder warranty approaching, the owners needed a clear, independent assessment rather than another informal visit.
The instruction was to inspect visible and reasonably accessible elements, identify snagging and defect concerns, record supporting evidence, and present practical remedial recommendations. The inspection was not simply a list of aesthetic snags. It considered workmanship, weathertightness, ventilation, thermal continuity and the likely relationship between defects.
New build defect case study findings
The inspection identified a mixture of internal and external defects. Individually, some might have appeared minor. The value of a full inspection was in showing where defects were connected and where repeated patch repairs had failed to address the cause.
Window installation and moisture ingress
The most pressing issue was around the first-floor window. External sealant was incomplete in places, with uneven application and localised gaps at the junction between the frame and surrounding finish. Internally, the reveal showed staining and elevated moisture readings compared with adjacent areas.
The report did not claim, without invasive opening-up, that the sealant gap alone was the sole source of water ingress. This distinction matters. A good inspection report identifies evidence and risk, while recommending proportionate investigation where the concealed construction cannot be verified visually.
Cracking beyond normal shrinkage
Hairline cracks can occur as new homes dry out and materials move. They are not always a sign of a serious defect. In this case, however, cracks were recurring at plasterboard joints and at the junction of internal partitions with external walls. Their location, repetition and association with cold surfaces made a simple cosmetic repair unsuitable as the only response.
The report recommended that the developer check for movement at the relevant junctions, confirm adequate fixing and allowance for movement, and reinstate finishes only after the underlying cause had been assessed. Filling and repainting may be appropriate for isolated drying-out cracks. It is not an adequate long-term remedy when the same cracking returns in the same places.
Thermal gaps and draughts
A thermal imaging assessment, carried out under suitable temperature conditions, identified colder areas around window reveals and at sections of the external wall-to-ceiling junction. Thermal imaging is an effective diagnostic tool, but it must be interpreted carefully. A cold pattern can result from missing or poorly fitted insulation, thermal bridging, air leakage or a combination of factors. It does not, by itself, prove the exact construction behind a wall.
In this case, the thermal results were supported by the homeowner’s experience of draughts and by localised surface-temperature differences. The findings gave the developer clear locations for further investigation, rather than a vague assertion that the room was cold. This is particularly relevant where a home is expected to meet modern energy-efficiency standards and occupants are facing avoidable heat loss.
Incomplete sealant and finishing defects
The inspection also recorded incomplete mastic seals to sanitary fittings, poor alignment to a number of internal doors, damaged finishes to joinery, and inconsistent gaps around skirting boards. These were not the highest-risk findings, but they still mattered. In wet areas, failed or absent sealant can allow water to reach vulnerable finishes. Poorly adjusted doors can indicate rushed final fitting or later movement.
These items were presented separately from the weathertightness and thermal concerns so that remedial priorities remained clear. A report that treats every snag as equal can make it easier for urgent issues to get lost in a long checklist.
Roofline and external workmanship
From ground level and drone imagery where safe and appropriate, the inspection noted inconsistent mortar finishing to roof verges and sections of poorly formed sealant around service penetrations. Drone inspection is particularly useful where roof elements cannot be assessed safely from the ground. It provides high-resolution evidence without placing an inspector or homeowner at unnecessary risk.
The recommendation was not to assume a roof failure, but to require the developer to inspect and make good the affected details. Externally visible workmanship issues should be addressed promptly, particularly where they may affect the building envelope over time.
Why the evidence changed the conversation
Before the inspection, the homeowner had a collection of emails, photographs and individual complaints. After it, they had a dated report with photographs, defect locations, observations, thermal evidence and recommendations arranged by priority. That changed the conversation from opinion to evidence.
The report helped the homeowner ask focused questions: what was the source of moisture around the window; what investigation would be undertaken; how would thermal defects be assessed; and when would repairs be completed and reviewed? It also made clear that cosmetic reinstatement should follow, not replace, investigation of the underlying issue.
For a developer, this level of detail is useful too. A clear report enables the appropriate trade to attend with a defined scope, reducing the risk of repeat visits and incomplete repairs. The objective is not conflict for its own sake. It is accountable remediation that protects the homeowner’s investment and gives the builder a fair opportunity to put matters right.
What homeowners can learn from this case
The key lesson is timing. The final months of a builder warranty are not the time to wait and see whether a recurring problem disappears. Defects involving water ingress, cold bridging, draughts, roof details or repeated cracking can become more difficult to evidence once patch repairs have been made or the warranty period has passed.
Homeowners should also avoid assuming that a new home is defect-free because it has passed earlier checks. Construction quality can only be judged properly once the property has been occupied through changing weather conditions. Heating use, wind-driven rain, seasonal movement and day-to-day operation often reveal issues that were not apparent at handover.
An independent survey is especially valuable where the homeowner has reported the same concern more than once, where repairs have not resolved the issue, or where several small symptoms appear in the same part of the home. It is not always necessary to commission thermal imaging or drone work. That depends on the property, access, weather conditions and the nature of the concern. When those tools are appropriate, they can add powerful visual evidence to a standards-led inspection report.
A practical route to remedial action
Following the survey, the homeowner should send the report to the developer’s customer-care team, retain copies of all correspondence and ask for a written schedule of investigation and remedial works. Photographs should be taken before, during and after repairs, particularly where moisture, external sealing or thermal performance is involved.
Once works are complete, a back snagging inspection can confirm whether the reported defects have been addressed properly and whether any new damage or incomplete finishing has been left behind. This final check is often overlooked, yet it is where homeowners can establish whether a repair has solved the problem rather than merely improved its appearance.
Your new home should not leave you guessing whether a recurring crack, cold room or water stain is something to live with. Evidence gathered before a warranty deadline gives you the strongest possible basis to request the right investigation, the right repair and the confidence to move forward.
