What is new build snagging?
Snagging is part of the home buyers survey process of a property surveyor identifies and flags to your builder any defects or imperfections in your new home. These defects can be minor or major, and they can range from anything like a scratch on the door to a plumbing leak.
When to snag my home?
Snagging a home is typically done by a new build surveyor before its official handover, whether you are purchasing a newly built property or a property that has recently undergone significant renovation. The home inspection survey and snagging process allows a property surveyor to identify and address any defects, issues, or incomplete tasks before you take ownership or move in.
Why is snagging important
Snagging is important because it helps to ensure that you are getting what you paid for. By identifying and flagging any defects early on, you can give your builder the opportunity to fix them before you move into your new home. This can save you time and money in the long run, as you will not have to deal with any major repairs later on.
How do I check my home using the home buyers survey app?
A new build snagging survey is a methodical process you start from the outside of your home checking the externals and moving on to the inside where you will do one room per time working from downstairs to upstairs – Check our tutorial pages

When should snagging be done?
Snagging should ideally be conducted after the completion of construction but before the property is occupied. This allows the builder to rectify any issues without disputes over potential occupant-caused damage. While snagging can be done post-completion, it’s best to have it completed early to avoid delays and additional costs. New homeowners in the UK have up to two years to identify and report snags.

How long to address the snags highlighted
The time required to fix snags varies with the severity of the issue. Critical defects should be addressed immediately. Cosmetic issues might take longer, depending on the availability of materials and the developer’s schedule. Some snags can be resolved quickly, while others may take several weeks.
Under the New Home Quality Code all snags should be completed within the 30 working day period
Can Snagging be Done After Completion?
Yes, snagging can be performed after the property is completed and occupied. UK guidelines allow up to two years for homeowners to identify and report defects. However, conducting the snagging survey before moving in helps avoid conflicts over damage origins and ensures timely rectification.
Why hire a professional Snagging Inspector
Hiring a professional snagging inspector is strongly advised. These experts have the skills and experience needed to identify a variety of issues that might go unnoticed by the untrained eye. A professional inspection can save homeowners considerable expenses by ensuring all defects are documented and addressed by the developer.
Who pays for a snagging survey
The property developer is usually responsible for covering the cost of fixing snags identified in a new build. However, if these snags are not reported within the specified timeframe, the expense may shift to the homeowner. Therefore, it is essential to submit a comprehensive snagging list as early as possible.
Can the Developer Deny Access to the Property?
If the property is not yet legally yours, the developer can restrict access. However, you do have a legal interest in the property, and your solicitor can facilitate access. Additionally, developers registered with the New Homes Quality Board are required to permit a Pre-Completion Inspection.
